Unable to load configuration file '/vmfs/volumes/..../New Virtual Machine/New Virtual Machine.vmx'

We've built our first small VMware lab for messing around on.

We have two networked hosts but no free shared storage.

Decided to use a folder on a physical hard drive on a physical Windows 2012 server as a NFS share.

Share created - no problem.

Using vSphere Client version 6.5.0.10000:

Create new datastore, target NFS share - no problem.

Mount the datastore on both hosts - no problem.

Browse the datastore, create folders, move some files around - no problem.

At this point I assume my datastore is fully operational and I all required permissions are in place.

However - every time I try to create a new VM and target this datastore it fails with the following (slightly truncated for privacy) error:

Unable to load configuration file '/vmfs/volumes/....-0000-000000000000/New Virtual Machine/New Virtual Machine.vmx'.

To Google! was the cry - but I've failed to find any joyful nuggets of information on there

Can anyone help? Please?
